We stayed one night (26/06) as part of a cycling holiday. The location, down a short track, is a couple of minutes walk from the centre of Cromarty. Our initial impact was of a beautiful house and grounds overlooking the Firth. Fiona is very welcoming and we immediately felt comfortable. Our room was immaculate and very tastefully furnished with an incredibly comfortable bed. But the star of the stay is the food, if you can book it, have the evening meal. It’s a set menu, so advise of any allergies etc in advance.
Overall, one of the most enjoyable stay’s we have experienced - 5 stars across the board.

An amazing stay, loved everything about it! 😀 - A perfect stay - so comfortable, clean, lots of wonderful little extras like fruit and homemade biscuits in the room, amazing breakfast and such a lovely host. Cannot fault anything - we feel privileged to have stayed there. 😞 - Nothing - but do make sure you use the google reference to locate it.

A beautiful and very comfortable place to stay!
We had a great stay at Factors House. It’s a beautifully maintained old house with lots of charm and tastefully decorated rooms. Everything was very clean and comfortable. Breakfast was excellent, with a good selection of fresh options. Fiona was a very friendly and welcoming host — and we really liked her lovely homemade soap, a very nice touch. We would be happy to come back!

Our fourth visit to The Factor's House and unlikely to be our last. Fiona is a wonderful host, who makes you feel extremely welcome. Nothing is too much trouble.
Her wide knowledge of Cromarty and the Black Isle is something willingly shared, and helped make Cromarty a place to explore rather than simply visit. The rooms are beautifully appointed, with many nice touches. If you visit, you will be thoroughly spoiled.

A highlight A late review Fiona!
I’ve just read the latest reviews on Factor’s House and despair that I can’t add too much. We travelled through Scotland and arrived at Factors House( which was recommended by friends)
We can honestly say it was the highlight of our visit to Scotland..
We thought initially that a 3 night stay may be a little long..how wrong we were!
So many highlights
Fiona’s cooking
The Serene peaceful gardens where we sat Quietly and relaxed.
The amazing extras hidden in every draw you opened.
But more importantly was the bond we created in such a short time with Fiona.Tirelessly she gave us advice on where to go on day trips, ways to get to our next destination through stunning little backroads and generally lessons on life.We were in awe of how Fiona managed everything including making her own soaps and preparing for a row across the oceans to support a worthy cause.
If you get a chance visit Factor’s house.
We are coming back here to live when we are even older and greyer.

We stayed 2 nights and this is one of best B&B we have stayed in. The view frommour room of the firth is breathtaking. The breakfasts were delicious and perfectly prepared. We enjoyed a fantastic three course meal w fish as main course. Fiona is an exceptional chef and even better hostess. If we are back in Cromarty we will definitely rebook. You will not be disappointed.

This was a wonderful find!! The location is incredible with a fantastic view of the firth! This is truly a great B&B. We stayed for 2 nights and breakfast’s were delicious, and our dinner was amazing! The room was very clean, cozy, and comfortable. Fiona is exceptional host and chef! We truly enjoyed our visit! The owner also goes to a lot of trouble to make your stay comfortable, providing breakfast early for us before we headed to the airport and phoning the village pub to see if they had a table before our arrival. Wonderfully comfortable and relaxing stay on the Black Isle. We had a great stay at the Factor's House with Fiona! We had the ground floor room which was very comfortable indeed and enjoyed a meal cooked by her one evening. The breakfasts are of the highest quality and the house is very relaxing. The lounge is a great space for an evening drink. Cromarty is lovely and is well worth a second night to enjoy the lovely village and surroundings. We did spend two nights and it was well worthwhile.

Cromarty is a lovely village to stopover, with a great local pub with live music, a top notch bistro and the tiny car ferry over to Ngg, it’s perfect. Fiona’s B&B added to the whole experience, it is extremely well maintained, clean and well furnished. Fiona gave us lots of tips for our onward journey and the breakfast was good too.

Initially when I booked I had thought it was quite highly priced but that concern was eliminated the minute I arrived - it was so tastefully decorated, the attention to detail was exceptional and the quality was close to a luxury hotel. I am currently staying in a hotel in Durness which is charging the same rate and is about 30% the quality level. I don't mind paying when the value for money is this good.
